Long-term flats are hard to find in Bariloche. Owners prefer to let to tourists for dollars, so few long-term flats are on offer, and remote workers and families add to the demand.
A 2026 rentals guide gives these asking rents from listings in August 2026, before building charges:
| Flat | Rent a month |
|---|---|
| Studio | ARS 850,000 (about USD 550 at ARS 1,540 on 6 October 2026) |
| Two rooms | ARS 1,000,000 (about USD 650 at ARS 1,540 on 6 October 2026) |
| Three rooms | ARS 1,300,000 (about USD 840 at ARS 1,540 on 6 October 2026) |
| Four rooms | ARS 2,000,000 (about USD 1,300 at ARS 1,540 on 6 October 2026) |
Listings count ambientes (rooms), not bedrooms. A two-room flat has one bedroom.
The same guide puts the average all-in rent, with the expensas (building charges), at about ARS 1,195,000 (about USD 780 at ARS 1,540 on 6 October 2026).
These figures come from one source, so treat them as a starting point, not a quote. For comparison, the average two-room flat in Buenos Aires City was ARS 886,527 (about USD 580 at ARS 1,540 on 6 October 2026) in a different survey that month.
Timing matters. Best March-May and October-November; worst January and July.
Agencies here do not normally close a contract until you have seen the flat. Plan to visit before you commit.
The tenant generally pays the agency a commission of 1 month's rent.
For the guarantee, agencies ask for a guarantor's property in Río Negro or CABA/GBA. CABA is Buenos Aires City and GBA is Greater Buenos Aires. If you do not know anyone who owns property there, a seguro de caución (rent guarantee insurance) is widely accepted. In May 2026 a policy cost 4% to 7% of the total contract value.
Since the rental law was repealed at the end of 2023, landlord and tenant agree the term, the currency and how the rent rises. Renting as a foreigner explains the guarantee and the cash you need up front.
Winters are wet and cold.
If you work online, check the internet connection before you sign, especially at an address outside the centre. The rentals guide gives the same advice.

That does not make every public hospital free. Under a 2026 rule, at 5 hospitals run by the national government, every foreigner without permanent residence must show insurance or pay in advance for scheduled care. Only permanent residents use the public system on the same terms as Argentines. Public hospitals now bill non-residents explains what cover you need.
