Argentine listings count rooms, not bedrooms, and the price often leaves out the monthly building charges. A two-room flat is a one-bedroom, and the expensas (building charges) usually come on top of the rent you see.
Flats are sized in ambientes (rooms), not bedrooms.
So do not read the number on a listing as bedrooms. Read it as rooms, and check the floor area in square metres, m². Two flats with the same room count can differ a lot in size.
Average asking rents in Buenos Aires City in August 2026, for long-term unfurnished flats:
| Size | Average asking rent |
|---|---|
| Studio, monoambiente | ARS 771,871 (about USD 500 at ARS 1,540 on 6 October 2026) |
| Two rooms, one bedroom | ARS 886,527 (about USD 580 at ARS 1,540 on 6 October 2026) |
| Three rooms | ARS 1,196,413 (about USD 780 at ARS 1,540 on 6 October 2026) |
Expensas are the monthly charges for the building. As a tenant you usually pay them as well as the rent. Agencies count both when they check your income. They usually want rent plus expensas to be no more than 30% to 35% of household income.
Listings and rent surveys often show the rent without expensas. That can make a flat look cheaper than it is.
Palermo, as an example, from listings in August 2026:
In Recoleta, expensas averaged about ARS 220,000 (about USD 140 at ARS 1,540 on 6 October 2026) a month.
Before you visit, ask these questions. Is the price with or without expensas? What are the expensas now? How often do they change?
People buying flats have reported listings that understated the expensas or overstated the size. Check both before you commit.
Long-term rent surveys, like the table above, are in pesos. Furnished temporary lets are often priced in dollars. In Recoleta, a large share of listings is published directly in dollars.
Check the currency before you compare two flats. On this site, peso amounts show a dollar equivalent and the date of the rate.
New leases usually adjust the rent for inflation at set intervals. The most common pattern: Quarterly CPI (IPC); four-monthly and six-monthly also exist. The IPC (consumer price index) is the inflation measure most leases use.
Leases signed under the old 2020 law use a different index, the ICL (rental index). It applies only to leases signed under that law.
Over the twelve months to August 2026, asking rents in Buenos Aires City rose 29.9%. Budget for the rent you will pay later in the lease, not only the first month.
Location changes the price. Zonaprop's August 2026 data ranks the dearest barrios to rent as Puerto Madero, Núñez, Palermo. It ranks the cheapest as Lugano, Nueva Pompeya, Parque Avellaneda.
A rental platform ranks the three most expensive areas differently: Recoleta, Palermo Soho, Puerto Madero.
A one-bedroom averaged ARS 990,748 (about USD 640 at ARS 1,540 on 6 October 2026) in Palermo and ARS 654,776 (about USD 430 at ARS 1,540 on 6 October 2026) in Lugano.
